At Bear Lake Lodgings, we are a small, family-owned business. Cancellations and reservation changes have a significant impact on our business, and we appreciate your understanding of the policies below.

DEPOSIT & PAYMENT:
A 10% non-refundable deposit is required to confirm all reservations.
Cancellations made 60 days or more before arrival forfeit the deposit only.
**The remaining balance is due 60 days prior to arrival.**
Reservations not paid in full by the due date may be canceled.
**Cancellations made within 60 days of arrival, including no-shows, late arrivals, shortened stays, or early departures, are 100% non-refundable.**

Reservations booked through online travel agencies (OTAs) or third-party booking platforms may be subject to a slightly different cancellation policy based on that platform's available options.

Travel insurance is strongly recommended to protect against unexpected changes to your travel plans.

MODIFICATIONS:
Reservation changes are subject to availability and must be requested prior to arrival.
Shortened stays are non-refundable. Once a reservation falls within the cancellation period, reducing the number of nights will not result in a refund or credit.
Date changes are considered a reservation modification and are subject to availability.
Reservations moved to new dates will be repriced at the current published rates for the new stay. If the new reservation total is higher than the original booking, guests are responsible for paying the difference. If the current rates are lower, the original reservation value will be retained.
Approved reservation modifications do not waive or restart the cancellation policy. The original payment and cancellation terms remain in effect.

TRAVEL DELAYS & FORCE MAJEURE: 
Bear Lake Lodgings is not responsible for cancellations, delays, or changes to travel caused by weather, airline disruptions, road closures, natural disasters, government actions, or other circumstances beyond our control.
 
We strongly recommend purchasing travel insurance to protect your reservation.
Travel insurance is offered at checkout when making your reservation and has a 99% success rate. Additionally your CC provider *may* offer travel protection.

EXTRA GUEST FEES:
All room rates are based on double occupancy (2 guests), regardless of the number or size of beds within the room or suite. Additional guests beyond two are welcome only if the room's maximum occupancy allows, and must be included on the reservation prior to arrival. An additional fee of $50 per person, per night will be charged for each guest over double occupancy.

Undisclosed guests or occupancy exceeding the room's maximum capacity may result in additional charges, modification or cancellation of the reservation, or denial of accommodations.

CHILDREN UNDER 12 POLICY:
Bear Lake Lodgings is designed primarily as a quiet retreat for adult travelers. As a result, we welcome guests ages 12 and older. Children under the age of 12 may be accommodated only with prior approval from the owners. Approved exceptions will be documented in the reservation before arrival.

Upon check-in, the responsible adult(s) must sign a liability waiver acknowledging the property's waterfront location, inherent safety risks, and anticipated behavior in shared spaces. Guests are expected to follow all posted and communicated safety guidelines, including maintaining appropriate supervision of children at all times.

Failure or refusal to sign the liability waiver, failure to comply with safety requirements, or behavior that creates a disturbance for other guests may result in the reservation being terminated without refund, and guests may be required to leave the property.

KAYAKS & CANOES:
At Bear Lake Lodgings, we offer a variety of amenities for our guests to enjoy, including kayaks and canoes. Please note that the use of these amenities is entirely at the discretion of the guest and our release of liability waiver must be signed by each party upon arrival, regardless of intention of using any of the amenities. Guests are responsible for their own safety and well-being when choosing to use any of these amenities. We kindly ask that all guests follow any posted guidelines and take necessary precautions, particularly when using watercraft on Bear Lake. Life vests and other safety gear are provided and compulsory for your protection.

Bear Lake Lodgings assumes no responsibility for injuries, accidents, or damages that may occur while using the amenities. By choosing to use our amenities and gear, guests acknowledge and accept full responsibility for their actions and their outcomes.

SMOKING & PETS
Bear Lake Lodgings is a 100% smoke-free property. Smoking cigarettes, marijuana or vaping is not permitted anywhere inside the buildings, or within 20 feet of any entrance. Failure to comply will result in additional cleaning fees up to $250.

Pets are not permitted.

COOKING & KITCHEN USE:
Cooking is not permitted in guest rooms or the main house, with the exception of the Bear Lake Deck Suite, which contains it's own kitchen within the unit.
The Bear Lake Deck Suite includes a private kitchen for registered guests staying in that suite. We ask that all food remain within the suite and that guests refrain from cooking fish or other strong-smelling foods such as curries, and spices like cayenne indoors out of consideration for fellow guests.

ACCESSIBILITY
Bear Lake Lodgings is a five-room owner-occupied bed and breakfast and is exempt from the accessibility requirements of the Americans with Disabilities Act (ADA).

The property was originally built as a private home and includes gravel parking areas, uneven pathways, docks, stairs, and multiple steps to all guest accommodations. We encourage guests with mobility concerns to review our room descriptions carefully and contact us before booking so we can help determine whether our property is a good fit for their needs.

RIGHT TO REFUSE SERVICE
We reserve the right to refuse or terminate accommodations, or cancel any reservation, at our discretion when necessary to protect the safety, comfort, or enjoyment of our guests, staff, and property.
